Abricotier project - Construction of a crèche and housing

What is it about?

This project is part of the Marolles sustainable district contract (2018-2022).

Abricotier project

Located a stone's throw from the Saint-Pierre Hospital, the Public Welfare Centre (CPAS) plans to build a mixed-use building on a currently undeveloped site, comprising:

  • Co-hosting area for 20 children
  • 14 social housing units
  • Premises for the city of Brussels CPAS
  • 120 m² of retail space
  • A covered car park with 11 spaces for cars and 12 for bicycles
  • A closed geothermal system for heating and hot water production

The project also includes a passageway under the building for access to Saint-Pierre Hospital, requiring adaptation of the existing access as well as the installation of a sign indicating this access.

The new building will add real value to the neighbourhood, with a lively, wide-open ground floor and affordable, high-quality homes of varying sizes (from 1-bedroom to 4-bedroom apartments).

The building, with a height of 8 storeys (ground floor +8), is aligned with the street. However, the wing facing Rue de l'Abricotier is set back from the second floor level upwards to create an outdoor space for the crèche. The wing facing Rue Haute is aligned with the street, but the top floor is set back, creating a terrace accessible from the CPAS premises.

Access to the car parks, homes and crèche will be via Rue de l'Abricotier, providing a separate entrance for these facilities. However, access to the hospital and CPAS offices will be via Rue Haute, ensuring a clear separation and optimised traffic flow for different users.

What purpose?

This project meets the following ambitions and objectives:

  • Guaranteeing affordable housing for everyone
  • Increasing the proportion of 3-bedroom+ homes in the Brussels housing stock aimed at families
  • Supporting a regional obligation establishing a minimum percentage of social housing and similar units per municipality
  • Responding to the lack of childcare facilities for young children
  • Supporting local businesses
  • Converting municipal and public buildings into key players in improving the urban climate 
  • Analysing and implementing innovative solutions in terms of energy production (urban wind turbines, riothermal energy, geothermal energy,...)
  • Providing suitable, secure cycle parking facilities
