Roue project - Construction of housing

What is it about?

Just a stone's throw from Place Rouppe, Rue de la Roue, the Property Management Agency of the City of Brussels is planning to build two mixed-use buildings comprising 36 medium-sized homes and three commercial premises on the ground floor.

The project will be carried out on the site of the former 'La Roue' sports hall, which was recently closed to make way for a new, more modern sports complex, the 'Cynthia Bolingo' sports centre on nearby Rue Terre-Neuve.

The entire programme is divided into two constructed parts, built around two outdoor spaces: a public square in the corner of the plot and a shared courtyard-garden at the centre of the plot. The buildings are aligned with their neighbours in terms of height: Building A (Rue de la Roue) will be seven storeys in height and Building B (Rue de Terre-Neuve) will have four storeys above the ground floor.

The project offers a variety of housing types, from studios to 3-bedroom apartments, to meet the needs of a wide range of households. Ten per cent of these homes will be adapted for people with reduced mobility (PRM). Each home will have its own outdoor space (loggia or terrace), and most apartments will have a dual aspect.

The three commercial premises, with a total surface area of 346 m², will be accessible from the public space or from the courtyard-garden and will be able to function independently of the residential units.

What purpose?

This project meets the following ambitions and objectives:

  • Guaranteeing affordable housing for everyone
  • Increasing the proportion of 3-bedroom+ homes in the Brussels housing stock aimed at families
  • Increasing the number of affordable housing units managed by the City of Brussels for people with reduced mobility
  • Supporting local businesses
  • Converting municipal and public buildings into key players in improving the urban climate
