What is it about?
This project is part of the Marolles sustainable district contract (2018-2022) and the 2019-2024 Housing Plan of the Brussels CPAS.
The CPAS plans to upgrade and renovate a building that has stood unoccupied for several years to convert it into 3 public housing units. Located close to the Porte de Hal park, this project will bring real added value to the neighbourhood thanks to a ground floor dedicated to a local business and the creation of accessible and comfortable accommodation.
Bringing the building up to standard in terms of stability, comfort and energy emissions is a priority.
The 3 housing units, each with 4 bedrooms and intended for large families, will be let at rents in line with the Agence Immobilière Sociale (AIS) rates, which are significantly lower than prices on the Brussels property market.
The existing building has undergone a number of transformations over the course of its four-century history. These changes were not always advantageous, and the building has now lost some of its original character. The aim of the project is to sublimate the building's history while bringing it into the 21st century.
Finally, the project includes a green roof, which contributes to thermal insulation, enhances urban biodiversity and helps to manage rainwater. In addition, photovoltaic panels will be installed to produce renewable energy, reducing the building's carbon footprint and promoting a sustainable approach.

This project meets the following ambitions and objectives:
- Guaranteeing affordable housing for everyone
- Increasing the proportion of 3-bedroom+ homes in the Brussels housing stock aimed at families
- Supporting a regional obligation establishing a minimum percentage of social housing and similar units per municipality
